Two Rivers REIA is proud to announce our 2nd Annual Convention, to be held at the West Des Moines Marriott, 1250 Jordan Creek Parkway, WDM. 

Our featured Speakers will be Mike Butler and Shaun McCloskey.  Two days of action packed, timely Investor training to build RE investing wealth now - in 2010!!!  In one of the most exciting times in Real Estate since the Great Depression!   Will you be counted among those who prospered in 2010?

Facebook, Twitter, LinkedIn, YouTube – Do’s and Don’t’s .  How to market yourself as an investor using social media for:  Building your buyers, seller & investor lists, finding private money investors for deals, finding contractors for rehabs, finding renters for your properties, and deals that are not public yet.   In order to be successful at investing you must “Market” yourself!!

Consider attending the National REIA Cruise - 2010
 Over 200 RE Investors on this cruise, trying to get smarter!  Its hard work, dont chu know...   You'll find more info on the National REIA cruise right here!  Not only is this a lot of fun, but everyday may be tax deductible!  Attendees spend over four hours listening and learning from a wide variety of investors/gurus each day.  Some have honed their skills at presenting their business strategies and offer programs for sale while others are simply leaders, offering knowledge and advice because they can.

The best part may be the networking with others while dining, at the pool, or over an adult beverage at one of several networking events.  Des Moines to Ft. Lauterdale was only $275 when I bought my ticket, leaving Feb 7th.  Call Andrew if you need encouragement!

 Paul Vojchehoske - The "Angry Landlord" 

Our presenter for this 4th Wed meeting will be Paul Vojchehoske, from Omaha, NE.  We will be one of the first stops of his 2010 "Angry Landlord Tour".  Paul anchors a weekly intelligence radio briefing every Saturday on 1290 KKAR in Omaha.

"Paul is an absolutely amazing instructor. His experience and "Brutal Truth" approach is refreshing and vitalizing! He has taught and mentored thousands of real estate students and thousands more have attended Paul's business enhancement workshops".

Our meeting location will change for this meeting, because our current space will be too small to hold everyone who will want to come!  Please check back in a few days and we'll post the site where we will meet.

Terry Gearhart -- we gave him a snow check.  We got our wires crossed, so Terry didn't present.  Instead, we spent more time networking than usual, and discussed the upcoming 2nd Annual Convention.

Meeting postponed until Jan 9th Due to inclimate weather, this meeting was canceled and the presentation will take place on Saturday, Jan 9th.   An email message was sent out Dec 22, so I hope you read that before making the trip!  

It's not worth risking the drive.  The weatherman has been threatening icy conditions from mid-afternoon on.   Take the night off.  Merry Christmas and Happy Holidays and I hope you all have a wonderful time with family and friends.

Wattles and Marshall Sylver -- and from our members!  This will have particular appeal to investors still looking for an area of RE investing on which to focus their RE investing biz, but others should come just for the networking.

Round Table Panel "Funding, Funding, Funding" - Lynda Clayton and Alan VandeBerg did a bang-up job at offering a nearly impromptu presentation on various funding options for investors that don't require as many hoops to jump through, as for traditional, conventional type financing.  Thank you Lynda and Alan!

Michael Morgan Note: Meeting Location Change! --  RE/MAX Opportunities - 2350 NW 128th St, Urbandale.   Michael Morgan will be our speaker.  He is an investor from Fairfield, Iowa and has developed specialized expertise in multi-family properties, been involved in raising private capital through private placements (504(D) exempt securities) to both accredited and non-accredited investors, and he is fresh back from David Lindahl's specialized "Emerging Markets" advanced topics seminar.  Michael will be sharing valuation techniques for multi-family investing, with an emphasis on the David Lindahl approach to finding high-quality properties.   Expect an informative session!

Our Conference took place at the Holiday Inn, Airport Conference Center in Des Moines on May 9th, from 8:00 until 4:30.  It included an "Ugly Ducklings" bus tour and a plated banquet.  Whoo Hoo!   It's over.

Robb Spearman, Broker with RE/MAX Real Estate Concepts Robb Spearman founded RE/MAX RE Concepts in 2003.  He has several years of RE Brokerage experience working extensively with Bank-owned properties, both prior to and after foreclosure.  RE Concepts has become a powerhouse in the Des Moines market, with all residential sales but has developed a particularly strong niche with REO's.  A dedicated team of RE agents and very capable staff assists banks in their efforts to move properties off their books and into the hands of new owners.  

Robb will present "Real World REO investing -- How Banks, Brokers and Investors Create Win-Win-Win Transactions in a TARP-Economy", or something to that effect. 

Please note:  Today we begin meeting at a new location for our Saturday morning meetings.  Instead of feeling cramped, now we're (likely) going to feel like a small group in a very large space!   Jasper Winery, at 2400 George Flagg Parkway will become our Saturday morning home base.  Now is a good time to bring a guest!

General Networking We won't have a formal presentation tonight.  Instead, we'll have a brief general meeting to bring us up to speed on how to access the shared Contractor and Materials databases, then break into subgroups and focus on issues specific to different RE investing specializations.  I expect we'll have groups for rehabbers, short sales, multi-family, and buy & hold. If you have deals to offer, bring flyers or hand-outs. If you want deals, you might find something here tonight!

Matt and Paul have been very active rehabber's in the City of Des Moines for several years.  They typically rehab several dozen houses each year and take on projects both  "cosmetic only" and "Gut to the studs and start all over".  I've personally been trying to recruit Matt to do a presentation for months and months - no years! -- and now that he's consented this is a time you'll want to bring a notebook!    Look here for more info -- then join us!  !

Jim Edwards, Accountant, The 1040 Company - Traer, IA Jim Edwards is going to knock our socks off with a presentation on Real Estate Investment accounting and why you need to build a SOLID foundation for tracking on what happened, why it happened, how much it costs, and whether you are maintaining profitability in your operation; all with the aid of Quickbooks and a possible add-in that he has designed to allow Quickbooks to work for buy and hold investors. 

Jim has over 30 years of a varied background, primarily focused around accounting and business building.  I think you can count on lots of Q & A time and benefits that will more than offset your investment of time from attending tonight!

Our presentation will be about that seemingly ubiquitous microbe invading showers, baths, basements, drywall, paint walls, carpets, even lumber.  Many REO properties contain some form of mold, from minor to pervasive.    

John is a property inspector has a specialized skill set in mold identification and will share information regarding techniques for remediation.  John Prohaska owns J&P Inspection and is the "go-to guy" for many property inspectors when their clients have questions about mold.

Rehabbers Field Workshop - Several teams of 3, or more, in each group. We're going to rewind and try again on a "Rehabber's Dream or Nightmare" contest -- but with a twist.  We're going to attempt to put the whole thing together in 1-1.5 hours!   We'll split into groups, with team leaders like last time, but this time we're going to write up the Scope of Work proposal and put numbers to it like we had to have the info ready by Monday morning at 9:00, to get the loan pre-approved and submit the Offer to Buy before noon, as though you would be competing against several other investors.    

There will be some kind of prizes awarded that day, but I haven't figured out just what yet, or how to declare the winners.  Send me ideas!

Field Trip - Habitat for Humanity "ReStore" We'll meet there (2341 2nd Ave)  then Beth Gibbins, ReStore Outreach Coordinator, will give us the low down on how to save money and find building materials to solve problems!   The selection has improved dramatically over the years. I think investors may be surprised by what the recycling-oriented ReStore has to offer.

Ron Brady - Contractor Licensing - Iowa Workforce Development & 
a Summary of TRREIA mission - Andrew Lietzow 
This is our last Wednesday meeting before the summer break!  Ron Brady from IA Workforce Development will present some info about registering as a contractor in the State of Iowa -- who needs to, who doesn't, etc.  He says the presentation will last 20-25 minutes. 

Afterwards, we'll close out our year with a presentation on what we've offered for RE education and networking in the last year -- everything from SOW on rehabbing to CAP Rate and DSCR Analysis, to how to find good, reasonably priced contractors -- all in 30 minutes or less.  Then we'll turn the floor over to our members for an informal round table of discussion regarding our mission and setting some goals for next year.

This is our more formal meeting.  A formal business agenda and presentations provide the structure.  Meetings include time for casual networking both before and after the presentation. 

Sometimes we include an optional "field education" event of touring properties.  Typically, the meeting ends around 10-10:30.
